Real matters, described without the families in them. We have taken title to eighty-eight Florida properties. Below are the ones shaped like yours — where an owner had died and the estate was never settled.

A house about to be sold at a tax-deed auction over $2,454 of unpaid property taxes. Not a mortgage and not a bank — under three thousand dollars in taxes, against a house the county assessed at over $60,000, that nobody had been able to deal with because the owner had died and no living person had the standing to act. The auction was set for July. We stopped it and opened and paid for the probate — three estates deep, because the heirs' own parents had died before them — and the property sold in August, with the heirs who came forward paid out of the closing rather than the whole thing lost at the courthouse steps.
Citrus County
Probate · sold
An estate with nearly $10,000 of unpaid property taxes against it and a tax-deed sale already in motion. One heir, and a will — so the probate itself was straightforward, once somebody was willing to pay for it. We paid the back taxes in October, completed a summary administration the following February, and the property sold in August 2026.

The second house in the same family as the matter above — the same estate, the same small town, four relatives who each inherited a quarter of it. Co-owners who could not agree, on a property none of them could sell alone. This one is still running, which is the honest state of it — heirs property with a genuine disagreement takes a court, an appraisal, and time. We are carrying the cost while it does.

Because we have not asked anyone for one yet, and we are not going to put words in a family's mouth to fill a gap on a website.
We do have unprompted messages from people we have worked with, and some of them are generous. Every one of them came out of our foreclosure work under a different brand — families who were about to lose a house they were living in, not families settling an estate. Publishing those here, under this name, would tell you something true about a service you were not being offered. So they stay where they belong.
When someone we have done estate work for is willing to put their name to it, it will appear here, with their permission on file. Until then this page is the records, and the records are checkable: Florida's court dockets and property rolls are public, and every matter above is in them.

In every one of them, the reason nobody had dealt with it was not the size of the bill. It was that no living person had the standing to act — and fixing that costs more than most families can put up front on a house they are not sure they own.
